Sample Tax Bill
  1. Parcel Number: A unique number assigned for each unit of land in Cuyahoga County. This is the identifier we use internally, and the best to reference when asking for information.
  2. Property Owner: The name of the person/entity on record with responsibility for paying the tax bill. By Ohio law, changes in the billing address must be given in writing to the County Treasurer.
  3. Property Address: The physical address of the property, assigned by the tax map section of the Transfer & Recording Office.
  4. Property Description: Internal description used for categorizing properties for assessment and valuation purposes.
  5. Market Value: The Auditor’s opinion of market value used for tax calculation purposes. This is not a true resale market value.
  6. 35% Taxable Value: By Ohio law, only 35% of a property’s market value is taxable.
  7. Homestead Exempt: If this box is populated, the property is subject to the Homestead Exemption, which is an program that exempts a portion of the property’s value from taxation based on age, income and disability status.   8. Property Class: Internal classification of property based on its presumed use.
  9. Taxing District: Taxing districts are used to determine tax rates, and are based on where properties are sited within the County.
  10. Tax Rate: The total tax rate for the taxing district, including voted and inside millage, expressed in dollars and cents on each one thousand dollars of tax value. For more information on tax rates, please visit https://cuyahogacounty.gov/treasury/pay-your-taxes/tax-rates-by-community.
  11. Reduction Factor: A mathematical formula applied by the Ohio Department of Taxation aimed at reducing taxpayers’ overall tax burden.
  12. Effective Tax Rate: The tax rate taxpayers are responsible for after the application of the reduction factor to the overall tax rate.
  13. Tax Calculation: A description of how the tax bill is calculated, including the overall amount due and the application of any reductions, credits, special assessments and additional charges.
  14. Special Assessments: Non-tax fees assessed to the tax bill by political subdivisions (cities, villages, etc.). Common examples include water and sewer delinquency charges, trash and recycling fees, and street maintenance fees. By Ohio law, the County must attach special assessments to the tax bill when petitioned to do so by political subdivisions.
  15. Delinquent Tax: If taxes remain unpaid, they will be certified as delinquent and charged to future tax bills along with late payment penalties and interest charges.   16. Amount Due: The total amount due for the tax billing cycle. This amount also appears on the return slip on the bottom of the tax bill (see below).
  17. Tax Distribution: This is where you can see where your taxes go, dividing the total dollar amount by each of the subdivisions who ultimately receive funding.

  19. Bill Messages: If you tax bill is in a special status – i.e. on a payment contract, in our EasyPay program, etc. – you will find additional instructions/information here.
  20. Amount Paid: If you are paying by check or money order, please indicate the amount paid in this field and return the slip along with your payment. Please also include your parcel number on the check or money order for faster processing.
